    Parties, Events, Gatherings

    We have a zero-tolerance policy regarding unauthorised parties, illegal behaviour, and allowing unregistered guests onto our property. We receive notifications from an exterior camera 24/7. The camera records the front porch, and the entrance path. We have access to recorded footage at all times.

    Quiet Hours

    Our home is a duplex with a shared wall, so we kindly ask guests to be mindful of noise and follow our quiet hours of 9pm to 9am. To help maintain a safe and respectful environment for everyone, we use a Minut device inside the home to monitor noise levels, detect cigarette smoke, and identify large gatherings. This device does not record audio, video, or any personal data—it simply alerts us if noise stays too high for too long, or if smoke or a crowd is detected. If this happens, you'll receive a reminder to abide by the house rules.

    Your reservation at Sea Notes Yamba confirms your acceptance of our house rules and local regulations. If rules are broken, we reserve the right to terminate the stay without refund.

    By treating Sea Notes with care, you help us to keep it a sanctuary for all who visit.

  • Check-in/Check-out

    • Check-in: anytime after 3:00 pm

    • Check-out: before 10:00 am

    • Self-check-in details sent one day before arrival day

    • Late check-outs must be requested in advance and may incur fees

    Occupancy & Noise

    • Max 7 guests | No unauthorised guests, events, or parties

    • No Schoolies or local resident bookings without approval

    • Quiet hours: 9:00 pm – 9:00 am

    Entry Camera & Noise Monitoring

    • Exterior front door camera records the entrance 24/7

    • Zero tolerance for unauthorised gatherings, illegal behaviour, or unregistered guests

    • Noise monitoring device (Minut) detects excessive noise, cigarette smoke, and large gatherings (no audio or video recording)

    • Guests will receive an alert if noise levels remain too high or if smoke/crowds are detected

    Smoking & Substances

    • No smoking/vaping anywhere on the property

    • No illegal substances—violations result in forfeiture of your stay without refund

    Property Care & Safety

    • Do not move furniture

    • Do not burn candles or incense on the property

    • Report damages within 24 hours

    • Supervise children on stairs, trampoline & outdoor areas

    • Follow The Sands pool rules | No outdoor amenities use after dark

    • Lock doors & windows when leaving | Do not share entry codes

    Parking

    • Max 2 vehicles in the left driveway 

    • No blocking right driveway access

    • Utilise free on-street parking availability

    Checkout Procedures

    • Clean & put away dishes | Empty fridge

    • Dispose of rubbish in outdoor bins

    • Lock doors/windows | Leave key fob on dining table | Turn off heating/cooling

    Liability & Damages

    • Use of amenities at own risk (trampoline, cubby house, pool, etc.)

    • Noise complaints, rule violations, or excessive cleaning may result in eviction & additional charges

    Cancellation & Refund Policy – Weather & Natural Events

    At Sea Notes Yamba, we understand that weather events can be unpredictable. However, we are unable to issue refunds or credits for cancellations, changes, or interruptions to your stay due to inclement weather, including cyclones, storms, floods, or other natural events.

    To protect your trip, we strongly recommend that guests take out comprehensive travel insurance that covers unforeseen circumstances, including weather-related cancellations.

    In the event that your booking is affected by a significant weather event, we will do our best to accommodate date changes where possible, subject to availability.

Sea Notes Pet Add-on

  • We are thrilled to announce that we are now a pet-welcoming AND luxury stay.

  • Dog lovers rejoice – your well-behaved furry friend is welcome, and will enjoy;

    • the freedom of fully-fenced front & back gardens

    • access to a long chain of dog-walking beaches

    • indoor and outdoor beds

    • food and water bowls

    • dog towels

    • a gourmet welcome treat and gift – to keep your furry family member entertained

    • an additional $50 / per night applies to pet stays to accommodate them comfortably

    • and, to meticulously reset the beach house to a state that our next guests can equally enjoy

    • limited to one adult dog

    • vax/flea/tick/wormers up to date

    • no puppies, juvenile dogs

    • your dog is not permitted on furniture or upstairs

    • your dog must not be left unattended indoors

    • if you are leaving your dog alone, it must be put outside in the fenced garden

    • it is the owner’s responsibility to keep dog noise to a minimum and reduce/prevent disturbance to neighbours

    • owners are responsible for pet cleanup and any damage to the property
